What's happening with the short-term rental market?
Across the U.S., short-term rentals (STRs) in popular tourist destinations are transforming local housing markets, often displacing locals and pricing residents out of their own neighborhoods.
Municipalities are adjusting zoning to manage the impact of STRs. The Maui Planning Commission recently voted unanimously to end the decades-long grandfathered use of vacation rentals in apartment districts, phasing out over 7,000 short-term rentals.
Some cities now require STR hosts to register and pay for licenses. For instance, a 2023 ordinance in San Diego caps licenses at one per person and a citywide maximum of 6,592. Since implementing the ordinance, the city claims it has removed over 7,000 illegal listings from online platforms.
